Seasonal Garage Door Maintenance Checklist

Changing weather is a useful reminder to look at your garage door’s condition. Keep the checklist observational and use the manufacturer’s instructions for care and testing.

Before colder weather

Look at the bottom seal and side or top weatherstripping while the door is closed. Note visible tears, daylight gaps, or material coming loose. A seal problem and an uneven door are different issues, so report both rather than assuming a new strip will fix alignment.

Keep the approach clear of leaves and debris without reaching into moving hardware. If water collects at the threshold, discuss the source as well as the seal. A new weather strip is not a substitute for resolving drainage or door-fit problems.

After winter and during wet weather

Observe exterior finish, panel condition, and visible corrosion from a safe standing position. Record new sounds or a change in travel, but do not repeatedly cycle a struggling door for a demonstration.

If a door seems frozen to the ground, stop trying to run the opener. Pulling hard against a stuck seal can damage components. Follow model-specific guidance and seek assistance when the door will not move normally.

A maintenance record that helps

Keep the door and opener manuals, installation details, and prior repair invoices together. Record the date and nature of any changes. A short description such as “began grinding near the top after last week’s impact” is more useful than a guessed part name.

Ask a professional what inspection, lubrication, fastener checks, and safety testing are appropriate for the system. Do not adjust springs, cables, bottom brackets, or opener force settings as seasonal maintenance.
